New systems on this rhythm essentially never need the $90 chemical wash or $160 overhaul in their early years — those treatments exist to recover neglected coils, and yours never get the chance to foul. A quarterly contract automates the calendar; each visit is still just paid after it happens, PayNow or cash.
Your service history starts at zero — use that
A BTO flat is the one time you know your aircons' complete life story, because it starts with you. Three things BTO owners can do that genuinely matter: rinse the filters monthly for the first few months post-renovation (residual dust keeps surfacing), run each unit periodically rather than leaving rooms sealed and unused for weeks, and give the system a short fan-mode run after long cooling sessions to dry the coil. What not to do: hardware-store coil sprays and DIY gas 'checks' — the first drips into electronics, the second isn't a thing.
